The most important aspect of a project is delivering the exit strategy, in the unfortunate circumstance of not being able to exit, the consequences are normally very costly. In this situation it was no different, with a bridging loan on the property it was extremely important to exit on time.
What exactly does exit mean? it depends on your chosen exit strategy, but for us we intended to sell this property. A successful exit does not mean we have had an offer accepted.
For us, a successful exit means the conveyancing process is complete and we have funds in the bank.
This is an example of how at Elidor Property we forecast the anticipated resale value. Our secret is simple, under-value the resale and over-estimate the costs. If the project is attractive enough to proceed with based on pessimistic figures, you have a much greater chance of being pleasantly surprised.
Likewise, if you base your calculations on an over-valueof the resale “because it’ll be better than the others on the street” and if you under-estimate the renovation, buying, finance, holding and selling costs then you’re really leaving yourself open to a project that will not return the anticipated amount, plus potentially causing delays.
